If you are going to be moving out from one of our apartments, please review the following document so that you are familiar with what is required of you at move out.

Move-Out Information

Dear Resident,

We are pleased that you selected our property for your home and hope that you enjoyed living here.  This move-out letter describes how we expect your apartment to be left and what our procedures are for returning your security deposit.  Basically, we expect you to leave your apartment in the same condition it was when you moved in.   We will be using your Move-In Inspection Form that you turned in as we inspect your apartment upon move-out and will deduct the cost of any necessary cleaning and the costs of repairs, not considered ordinary wear and tear, from your security deposit.  Note that your security deposit shall not be applied to your last month’s rent as the deposit is to ensure the fulfillment of lease conditions and is to be used only as a contingency against any damages to the rental unit.  

We recommend not repairing any damages to the apartment as you may still be charged for improper repairs.

Here are a few reminders to assist with making your move-out go smoothly:

  • Please remember that you are to vacate your apartment by 8:00am on  July 23rd which is your lease expiration date.  
  • Please be sure to remove all personal possessions, including furniture, clothes, household items, food, plants, cleaning supplies, and any bags of garbage or loose items that belong to you.  All closets, cabinets, shelves, drawers, countertops, storage, refrigerator, and exterior areas should be completely free of items.  You will be charged for disposing of any items left.
  • Please contact the appropriate companies and schedule to disconnect your cable, electricity, and water and sewage if applicable on July 23rdth.  These phone numbers can be found at our website (www.paradigmproperties.net).  Also, cancel any subscriptions and provide the U.S. Postal Service with a change of address online at www.usps.gov.
  • If you would like to schedule an inspection of your apartment, please call at least 2 business days in advance.  We can only inspect your apartment during regular business hours.   All items need to be removed from the apartment before inspections.  Inspections are not required.
  • To avoid being assessed a replacement charge, you will need to return your keys (mailbox, apt door, bedroom door, and storage key), entry card, and parking tag to the office during office hours or drop in the rent drop box of your building in a clearly marked envelope with your name and address.  
  • Complete the following information with your forwarding address, and place in a large envelope or Ziploc bag with your keys.  Please provide a self-addressed stamped business size envelope with your forwarding address.

Please be reminded that you will be assessed holdover rent of $200.00 per day for each partial or full day after the above move-out date that you remain in the rental unit or have possession of the keys.    

It is our policy to return all security deposit settlements at an address you provide within 45 days after your lease expiration date.  If any deductions are made for past due rent or other unpaid charges, for damages beyond ordinary wear and tear, or for failure to properly clean, an itemized explanation will be included with the deposit settlement accounting. If there are any questions at that time with your deposit refund, you will need to respond with a dispute in writing.
